Yemassee Zoning Ordinance

The Town of Yemassee revised the Yemassee Zoning Ordinance on March 9, 2007. Although this document is mostly current, it does not contain any amendments since its revision. Please contact the Administration Department at 843-589-2565 Ext. 3 with any questions. Further, the Town is working with Municode to provide an up to date and more user-friendly code which should be completed the second half of 2023.

The Development Standards Ordinance, or DSO, was originally adopted in March 1991 and its most current revision was adopted on March 9, 2006. The DSO provides framework for Development Standards, Site Design, Landscape Requirements and stipulates the classes of development that are subject to Development Permits.

Zoning - Is a set of land use regulations that dictate what an individual is legally permissible to build, operate or place on their land. Simply put- the idea is that similar land uses should be grouped together while ensuring uses that are different (non-conforming) are not placed where it would adversely effect the area around it. We're working to add an online database grouping parcels by zoning designation. It's a work in progress and we encourage you to verify Zoning on a particular parcel, please have the address of tax map number available and contact the Administration Department at (843) 589-2565 Ext. 3.

We've created some easy to read "Zoning fact sheets" that provide a snapshot of permitted uses and setbacks within each zoning district. These documents are for reference only. Please consult the Zoning Ordinance or contact the Town of Yemassee Administration Department for specific ordinance language.
